Interior renovation of all three floors comes first. Plaster covings, heart pine floors, slate fireplace surrounds, cast iron hardware, and porcelain accents will be restored or remastered. Two-over-two wood windows and original wavy glass will be honored with careful restoration, meanwhile, Low E wood storm windows installed to optimize performance while limiting embodied carbon. Three new bathrooms will be inserted into the plan, and three bedrooms, an office, and a family room complete the remaining upper floor interior organization upgrades. New powder and laundry rooms round out first floor planning adjustments. Juxtaposition and continuity between new and old is a dialogue throughout all of the finish selections and planning considerations. Nested into the rear so as not to call attention to itself, phase two includes a crisp one-story addition containing an expanded kitchen and replacing a set of previous haphazardly built porch and kitchen additions. The new proposed kitchen and rear porch share design elements and finishes consistent with all the structures on the site, most notably the metal hip roof line, mahogany decking, and painted cedar siding. Large expanses of glazing are placed for maximum connection with the site and outbuildings. Restoration of the landscape and outbuildings is the final phase of work. A once active carriage barn will be transformed into an office and flexible shop space, while the outhouse will be converted into a garden shed and chicken coop. Native plantings throughout the 1⁄4 acre site offer a return to what was and a small contribution to the greenway network for stormwater management, native birds, and vital pollinators. The historic cistern found at the center of the yard is re-imagined as a small pond, just enough to dip your toes. Looking back at the house, while the sun sets, you realize that sometimes the simplest decisions are the ones that have the most impact. The design respectfully returns the home back to its former grandeur.
